  1. conceptual design

    When initiating a new project with New Modern Design, we must first get an idea of what the client’s needs are for their new home or remodel. This phase will consist primarily of property research and zoning review to identify any site conditions. This information dictates the constraints of the project as well as considering the client’s construction budget. This is also where the client provides examples of their desired architectural style.

  2. Schematic Design

    The schematic design phase deals with finalizing floor plan design and the placement of the project on the site. Once presented to the client, we can either work on design changes or continue to move forward on the project.

  3. Design Development

    Design Development is where the designer begins to fully detail out the project through the creation of a 3D model. This way the client can experience the space before it’s built through the use of perspective renderings and VR walk throughs. Here is where the client will give final approval on the overall design and start to develop the project team consisting of a General Contractor, Civil Engineer, Landscape Architect, Interior Designer and Structural Engineer.

  4. Construction Documents

    Once the overall design has been finalized by the client, then we can start to produce construction documents. This is where the designer continues to layer in more and more construction information consisting of architectural and structural details while adhering to the California Residential Building Code. The rest of the project team will also be producing their construction documents while the designer leads and coordinates each discipline, ensuring their information is thorough and accurate.

  5. Construction Bidding

    After construction documents have been completed, the designer then compiles the plans together to be submitted to the building department for a plan check. During this period of plan review the contractor can also begin to bid out each trade so they can produce an accurate construction cost.

  6. Construction Administration

    By this time, the designer should be finished working with the building departments to obtain a building permit and construction on the project can begin. The designer also continues to a play a role to oversee construction with the general contractor as well as provide any additional drawings or construction details.
